ROC is the Arizona Registrar of Contractors, the state agency that licenses contractors and publishes a free search of every license it has issued. A license there means the contractor met the state's experience and bonding requirements and can be held to them. Ask the plumber who calls you for their ROC number and look it up yourself on the Registrar's public license search. It takes about a minute and it is the only check that does not depend on trusting us.

Most of Tempe, Arizona, was built out between 1955 and 1985, which means galvanized steel supply lines in the older core and polybutylene in the early 1980s tracts. Both fail without warning. Add Salt River Project water that runs 12 to 16 grains of hardness and slab-on-grade construction with the pipes cast into the concrete, and you get the two calls Tempe plumbers take most: a supply line that let go inside a wall, and a water heater that scaled shut years before its warranty said it would. If it is happening right now, call (480) 000-0001 and a dispatcher will get a licensed plumber moving.

What to do right now

Shut off in this order. One, the valve at the fixture. Two, the main at the meter box or where the supply enters the house. Three, open the lowest tap in the house to drain the pressure out of the lines. 1. Fixture valve 2. Main at the meter 3. Open lowest tap
  1. Shut off the main water valve. In most homes it is at the street meter box or on the wall where the supply line enters.
  2. Open the lowest faucet in the house to drain pressure out of the lines.
  3. If water is near outlets, a panel, or a furnace, kill power to that circuit at the breaker.
  4. Move anything you care about off the floor and take photos before you clean up. Your insurer will ask.
  5. If you smell gas, do not touch a switch. Leave the house, then call from outside.

What we get called about in Tempe, AZ

Burst pipe

Tempe has no basements. The supply lines run through the slab or up inside the walls, so a burst pipe usually shows up as water coming out from under a baseboard, a patch of floor that is warm to bare feet, or a water bill that jumped for no reason. Shut the main off first. In most Tempe homes the shutoff is in a meter box at the front sidewalk or on the wall near the hose bib on the street side. Then open the lowest faucet in the house so the lines drain instead of pushing more water into the wall cavity. Older Maple Ash and Escalante homes on galvanized pipe tend to blow at threaded joints. The 1980s Kyrene Corridor tracts on polybutylene split along the pipe itself.

No hot water or leaking water heater

Hard Salt River Project water is the reason Tempe water heaters die early. Scale settles on the bottom of the tank, insulates the burner from the water, and cooks the tank from the inside. Ten years is a long life here and eight is normal. If yours is rumbling or popping, that is sediment boiling under the scale layer and the tank is on borrowed time. If it is already leaking from the body of the tank rather than a fitting, it cannot be repaired. Shut the cold inlet valve at the top, cut power at the breaker or turn the gas control to off, and call. If it is only a fitting or the temperature and pressure valve, that is a same-night repair.

Sewer backup

When a Tempe toilet gurgles while the washing machine drains, or the shower fills up when you flush, the blockage is in the main line, not the fixture. Stop running water anywhere in the house immediately. Every gallon you send down has nowhere to go but up through the lowest drain. In the older north Tempe and downtown blocks the main lines are cast iron and the inside walls have scaled down to a fraction of their original diameter. Newer south Tempe tracts run ABS or PVC, where roots at a joint and grease are the usual causes. Either way it needs a camera and a cable, not a bottle of drain cleaner.

Toilet overflowing

Take the lid off the tank and push the flapper down to stop the fill, then close the shutoff valve on the wall behind the toilet. If that valve is corroded and will not turn, which is common on Tempe homes still on their original 1970s angle stops, shut the main off at the street. Once the water stops, the question is whether it is that one toilet or the whole house. If other drains in the house are slow or bubbling at the same time, you have a main line problem and clearing the toilet alone will not fix it. If everything else drains normally, it is a clog or a failed flapper and it is a short visit.

Smell of gas near a water heater

Leave the building first. Do not touch a light switch, a garage door opener, or anything else electrical on the way out. Do not go back in to check the pilot.

Tempe is served by Southwest Gas. If you smell rotten eggs near a gas water heater, furnace, or range, do not flip a light switch, do not use the garage door opener, and do not stand there trying to find it. Get everyone outside, then call Southwest Gas emergency dispatch and 911 from outside the house. Gas comes before plumbing. Once the utility has confirmed the line is safe, a plumber can replace the failed flex connector, sediment trap, or control valve that caused it. A pilot light that keeps blowing out on a water heater in a closed closet is a different problem and it also needs looking at, but it is not the same emergency.

Then call Southwest Gas on 1-877-860-6020, or 911, from outside. Not us. We route plumbing and repair calls and we are the wrong first call for a live gas leak.

What emergency plumbing costs in the Phoenix metro

Prices surveyed 2026-09-12

These are market ranges taken from what local contractors publish, not quotes and not our prices. We set no prices and take no cut of the repair. Reaching the pipe is usually what costs, not the pipe.

JobTypical rangeWhat drives it
Emergency or after-hours diagnostic call $50 to $150 Often credited against the repair. Ask whether it is, and get the number before a truck rolls.
Drain cleaning, one fixture $150 to $350 A branch blockage close to the fixture. Rises sharply if the main line is involved.
Main line cabling $250 to $600 Clears the symptom. Ask for a camera inspection before paying for it twice.
Water heater replacement $1,200 to $2,500 Tank units. An element or a thermostat is a fraction of this, so ask which failed.
Burst pipe or slab leak, spot repair $500 to $2,000 Access drives the number. The same break in a wall or under a slab costs multiples of one in an attic.
Whole home repipe $4,000 to $12,000 Quoted when spot repairs stop being economic on failing galvanized or polybutylene.

Ask for the diagnostic fee, whether it is credited against the repair, and whether drying and reinstatement are included. Most plumbers fix the pipe and leave the wall open.

Bars are on a logarithmic scale from $50 to $12,000, so the smallest and the largest job on this table are both readable on the same row. Common questions

How fast can a plumber get to Tempe?

Dispatch runs 24 hours. Tempe is compact and sits in the middle of the East Valley, so a crew coming from Mesa, Chandler, or south Scottsdale is usually not far. Ask for a real ETA when you call rather than a four hour window.

What does an emergency plumber cost in Tempe?

Expect an after-hours dispatch or diagnostic fee on top of the repair. Valley rates for emergency plumbing generally run higher at night, on weekends, and on holidays. Get that number on the phone before a truck is sent out.

Where is my water shutoff in a Tempe house?

For most Tempe homes it is in the city meter box at the front sidewalk, under a metal or plastic lid, and needs a meter key or a pair of pliers. Many homes also have a hose bib style shutoff on the exterior wall on the street side of the house. Find it now, before you need it in the dark.

Is my house on polybutylene pipe?

If it was built roughly between 1978 and 1995, possibly. Polybutylene is gray, flexible, and usually stamped PB2110. It comes into the water heater and out to fixtures. It becomes brittle with chlorinated water and splits. If you find it, plan a repipe rather than waiting for the next leak.

Do I need to call a plumber for a slab leak?

Yes, and quickly. A slab leak under a Tempe foundation shows up as a hot spot on the floor, the sound of running water with everything off, or an unexplained bill. Left alone it undermines the slab and soaks the pad. Repairs are usually a reroute through the attic rather than breaking concrete.

Can a landlord or property manager call for a tenant?

Yes. The ASU area and downtown Tempe have a lot of rentals and we take calls from tenants, owners, and property managers. Whoever calls, the tech needs someone on site with access to the unit and the shutoff.

Will hard water ruin new fixtures too?

It will scale them. Tempe water is hard enough that faucet aerators, shower cartridges, and tankless heat exchangers need periodic descaling. A softener or a whole house conditioner is the difference between a water heater lasting eight years and lasting fifteen.

Which ZIP codes do you cover in Tempe?

85281, 85282, 85283, 85284 and 85287, plus the edges where Tempe runs into Mesa, Chandler and Ahwatukee. Say your ZIP when you call. It is the fastest way for a dispatcher to work out who is nearest.

What should an emergency plumber cost here?

Expect $50 to $150 for an after-hours diagnostic call, often credited against the repair, then the repair on top. Drain cleaning on one fixture runs $150 to $350, a water heater replacement $1,200 to $2,500. Those are Phoenix metro market ranges, not our prices. We set none and take no cut of the repair.
